You bought your lot — or you’re about to — and now comes the exciting part: designing your home. But it’s also the part where the most mistakes are made. Mistakes that cost money, time, and frustration.

After 15 years designing homes in Riviera Nayarit, I’ve compiled this guide with everything you need to know to turn your lot into the home of your dreams.

Step 1: Know Your Lot (For Real)

Before dreaming about island kitchens and panoramic terraces, you need to understand the real conditions of your lot:

Surface Area and Proportion

A 120 m² lot with an 8-meter frontage and 15-meter depth is designed very differently than one measuring 10 × 12 meters. The proportion determines how you’ll distribute spaces.

Orientation

Which way does the front face? In the Northern Hemisphere:

  • Facing north: Constant, soft light. Ideal for the main facade
  • Facing south: Receives direct sun. Requires solar protection on the facade
  • Facing east: Morning sun. Pleasant for bedrooms
  • Facing west: Intense afternoon sun. Needs shading strategies

Development Regulations

  1. Solid structure: Foundation and structure are the base of everything. Don’t cut corners here.
  2. Waterproofing: In a tropical climate, quality waterproofing prevents costly problems.
  3. Quality windows: Good windows = air conditioning savings + acoustic comfort.
  4. Electrical and plumbing: What goes inside the walls is extremely expensive to repair later.
  5. Kitchen and bathrooms: These are the spaces that most impact property value and quality of life.

Save on:

  1. Decorative finishes: Can be upgraded later. Paint walls white initially.
  2. Closets and furniture: Can be installed in phases.
  3. Elaborate landscaping: Start with grass and trees, improve over time.
  4. Advanced home automation: Nice but not essential. Add later.

Step 4: Choose Your Team Wisely

Your project’s success largely depends on the people executing it:

Architect

  • Must know the local climate and regulations
  • Ask to see similar previous projects
  • Ensure they include structural plans, installations, and construction details

Builder

  • Verify references and previous projects
  • Demand a contract with clear scope, timelines, and penalties
  • Establish a supervision system and progress-based payments

Mistakes to Avoid
